Amberwood at Holland is a 99-year leasehold residential development by Sim Lian Land and Sim Lian Development, located along Holland Link within the newly designated Holland Plain precinct in District 10. The site spans approximately 183,729 sq ft and is planned for a low-rise, low-density configuration of up to six storeys with around 230 residential units. The development is situated within walking distance of King Albert Park MRT Station on the Downtown Line, which provides direct connectivity to Buona Vista, Botanic Gardens, Bugis, and the Central Business District. A future Cross Island Line interchange at King Albert Park MRT, expected to open in 2032, will further enhance connectivity. The surrounding neighbourhood is characterised by low-rise landed housing, mature greenery, and Good Class Bungalow areas, with Bukit Timah Nature Reserve and the Rail Corridor accessible nearby. Residents have access to lifestyle amenities at Holland Village and Dempsey Hill, and are within range of established schools including Methodist Girls' School, Nanyang Primary School, Hwa Chong Institution, and ACS (Independent). In accordance with URA tender conditions, the development will include a dedicated Early Childhood Development Centre providing infant and childcare services. The Holland Link GLS site was secured by Sim Lian with a winning bid of S$368.37 million, translating to approximately S$1,432 psf per plot ratio.
