Project Overview
Chencharu Close is a 99-year leasehold mixed-use development located at Lorong Chencharu in the newly planned Chencharu estate within Yishun, District 27. It is the first private residential project in the 70-hectare Chencharu precinct, which is planned to accommodate approximately 10,000 new homes by 2040. The development is jointly developed by Evia Real Estate, Gamuda Land, and Ho Lee Group, who submitted the winning bid of S$1.012 billion (S$980 psf ppr) in September 2025. The site spans approximately 316,997 sq ft with a gross plot ratio of 3.26, yielding around 875 residential units. An integrated commercial podium spanning approximately 135,627 sq ft will include a bus interchange and a hawker centre, making it a self-contained community node. Khatib MRT Station on the North-South Line is within an approximately 8-minute walk, providing direct access to Orchard Road, the CBD, and Woodlands. Residents will also benefit from proximity to Northpoint City, Naval Base Primary School, Peiying Primary School, and nature spaces including Lower Seletar Reservoir Park and Yishun Park. The development is positioned along the North-South Corridor and is accessible via the Seletar Expressway (SLE) and Central Expressway (CTE).
